EU citizens can freely purchase property in Ibiza. Non-EU buyers, including British nationals since Brexit, can also purchase urban property without restriction, but require a military authorisation (autorización militar) to acquire rustic land (finca rústica). Entry-level villas in Ibiza start from around €1.5M in inland north and east zones. The prime southern areas, including Es Cubells, Cala Jondal and Roca Llisa, command prices from €3M to €15M+. Architect-designed contemporary villas with sea views or off-plan development plots are the most sought-after category and appreciate the fastest.
South Ibiza (Es Cubells, Cala Jondal, San José) is the island's most prestigious address, combining sea views with privacy. The purchase process typically takes 2–4 months. After agreeing a price, a reservation contract is signed and a deposit (usually 10%) is paid. Legal due diligence, including checking title, planning permissions, and debts, is carried out by an independent Spanish lawyer. Peak season runs from late June to mid-September, with July and August commanding the highest weekly rates. Shoulder season (May–June and September–October) offers excellent weather with more availability and flexibility on pricing. Many buyers also use their villa as a rental asset to generate summer income, though a tourism licence (licencia turística) is mandatory in Ibiza to rent legally, and availability of new licences is strictly limited.
